As I see it . . . . . . .

Action creates confidence

Taking action is taking the bull by the horns, for those who have the bull by the horns have control of the bull.

Not every action that we take will result in a business break through. But by taking action we are taking control of the situation and by taking control we can determine the direction we’re heading in.

Inaction allows something to drift with no clear direction. If it’s drifting and not handled successfully it can get out of hand and out of control.  

By taking action you release your personal power and you take control of the conditions that come into your life and business. Taking action puts you in the position to control the outcome and how it would affect you and your business.

Inaction creates uncertainly and from the uncertainly it will create fear in responding to the condition.

Action creates confidence and by taking action your confidence will grow and you will find yourself successfully taking on larger projects.

Stay ahead of the curve

As we can attest to customers demands are changing and market conditions are evolving.

As business professionals we have to understand the paradigm shifts in the market to stay ahead of the curve and remain relevant.

One of the largest area’s in the shifting market that continues to create problems is the distress sales.

There are more and more problems with title reports that are turning up after the closing. One on the issues is the amount of the exceptions that are on the title insurance as a result of the break in the titles.

In a recent case several months after closing of a distressed property a credit card lien for $20,000 showed on the home when the new buyers was in the process to refinance their home. Nobody wanted to take reasonable for resolving the lien and the new buyer had to pay an attorney to clear up the issue.

There is also major issue that is becoming a real problem for sellers of short sale properties.

If the seller sells their primary resident where the sales price doesn’t cover the mortgage it creates a deficiency at closing. Here’s the problem though December 31st of 2012 the lender will issue a 1099 to the seller. They will not have to taxes on the amount of the deficiency if the short sale is their primary residence. Here’s the catch the lender has 5 years to file a deficiency judgment against the former homeowners.

The lenders are now selling the rights to lien to the properties much like they have been in selling the bad credit card debt to third party collection agencies.

Here’s the issue if a lien is filed against the former homeowner that will prevent the former homeowner from purchasing a new home until they paid off the lien. 

If grant money was used as part on the purchase price to buy a home being sold through a short sale or becomes a foreclosure. The sale doesn’t release the buyers from the obligation to pay the grant money back. 

To stay ahead of the curve on the sale of distress properties both the buyers and sellers need a real estate attorney to represent them for their future protection.

When you have unsolved problem it feels like your carrying around two full buckets of water with you throughout the day.

The weight of water puts a strain on your mental outlook and the longer your carrying the water around you will find the more your productive is slipping.

In reality problems that go unresolved become worst and will take far more time and effort to resolve then if the problems were addressed immediately.

As I see it . . . . . . .

Success takes self-discipline  

In order for professionals to achieve and maintain a level of success they have to practice self-discipline.

For Mohammad Ali one of the greatest heavyweights boxing champion in boxing history it was the road work (running) that he did over his career when there was no one around to cheer him on. And the endless training he did in the ring to get better to float like a butterfly and to sting like a bee.

For Tom Cruise it’s the work he did behind the senses to become the person in the movie. Tom became the cadet in Taps, he was a fighter pilot in Top Gun and a spy in Knight and Day. When you watch a Tom Cruise movie he becomes that person through endless hours of preparation.

Over the years we marveled at Julie Andrews singing and her acting in the movie.

What do they all have in common? They have the self-disciple to lift them to the top of their profession and to maintain a high level of excellence.

In the business world in order to succeed we have to have the self-discipline to move us to the next level.

Success takes self-discipline and time to release your full potential.

As I see it . . . . . . .

If not now – when?

It can start with $1.00, the amount is not as important as the philosophy.

On Monday January 9, 2012 the National debt of the United States is now equal to the gross national product of the country. In other words if we took all the income that county takes in for the year 2012 we could pay off the county debt on January 9, 2012.

With each seceding day it our debt now exceeds the total income of the United States.

As an individual we can’t solve the country debt crisis. But as an individual we can take control of how we use our money.

Reducing debt, and saving is no longer optional, it’s a must even if you start with a $1.00.

Make the commitment to put your budget into writing and keep track of all the outgoing money. What you will discover tracking your expenses is the money going out for small and incidentals will far exceed what you think you’re spending.

When you put budget into writing you take the first step of taking control of your total outgoing money and paying down your debt.

If not now – when?

As I see it . . . . . . .

Ask the questions

There are times that the information that we receive is not adequate.

When we’re asked to do something or to take on a new project you need the right information to successfully complete the project.

If you don’t have the right the information at the start of a project, project can be jeopardized.  When you didn’t have enough information ask the additional questions or get additional information that necessary to take action effectively.

Moving forward without the right information can put you at disadvantage and the project at risk.

Asking questions becomes far less painful then big mistakes.

There is an old saying that when you’re cutting wood, it better to measure twice and cut once.

Asking questions will give you the information to move forward with greater confidence to do the task correctly the first time saving you both your time and your resources.

When you need an answer ask the questions.

Michael Jordon is a good example of being in the zone as a basketball player. When the game was on the line and making last shot would win the game they gave the ball to Michael.

Not only did they give the ball to Michael.

Michael wanted the ball and he has the sixth sense to know exactly what to do and how to do at that moment in the game.

Through his years of playing basketball Michael was a hard worker. He was committed to devolve and maintain his skills at a cutting level and Michael work hard to play basketball with excellences.
